The new masterplan for Khalid Bin Sultan City, developed by Zaha Hadid Architects on behalf of BEEAH, and is located just south of the environmental company’s iconic UAE headquarters, also designed by the firm. The latter, announced in 2013 and completed in 2022, was conceived as a fluid, dune-like structure shaped by its desert surroundings and designed to operate with zero net emissions. The ambition of the new project is thus to extend the instances of sustainability, technological innovation and quality of public space already explored, now declining them on an urban scale.
The new city is structured according to a polycentric model, articulated in seven residential neighbourhoods connected by a network of shaded pedestrian paths, public spaces and a two-kilometre long “green spine”. This linear oasis, which crosses the settlement from north to south, constitutes the central landscape and social element of the project. Along its course, the section of the axis widens and narrows in varying sequences, giving shape to gardens, squares, spaces for sports activities, rest and refreshment areas.
Each neighbourhood is organised around a civic square with collective functions and neighbourhood services, reachable on foot in less than five minutes. Walkability is one of the design pillars of the master plan: pathways protected by local trees, set-back facades and colonnades ensure climatic comfort and liveability throughout the year, also contributing to the reduction of urban heat islands.

The project also stands out for its focus on the integration of nature and built space. Residences overlooking the oasis enjoy direct views of the landscape and a sequence of communal spaces that encourage community living. The tree-lined streets host covered terraces, cafés and outdoor restaurants, configuring themselves as new spaces for widespread sociality.
To the north, in continuity with the BEEAH site, a district dedicated to culture and innovation will rise, with spaces for start-ups, craft activities and incubators for the creative sector of the Emirates. To the south, the urban system opens up to a series of commercial and leisure functions.
