A new multi-use complex looks to create a landmark in the landscape, establishing a new shopping destination and valuing the surroundings.

Forte, Gimenes & Marcondes Ferraz Architects have unveiled plans for a new multi-use complex in Brasília. The proposal for this 32.000 square metre lot aims at creating not only a new architectural reference for the region, but also a new destination for the city embodied by its triptych of uses — retail, office buildings and modular offices. The new complex looks to create a landmark in the landscape and establishing a new shopping destination whilst valuing the surroundings.

Its design emphasises public and private open spaces, centering them around a spacious square. In addition to the desired permeability of the build and the configuration of a central square, the understanding of the three types of use, coupled with the interpretation of local law, is a determining factor for the geometry of the building. The solution offered by Forte, Gimenes & Ferraz is the separation of the different uses into "layers" of the build.

The ground floor is partially subterranean and designed mainly for commercial/retail space, all of which is intended to both feed off and contribute to the draw of the central square to pedestrians. The foundation layer stands out as a solid object on the ground floor space, providing the platform from which the offices and a suspended square will be supported.

Above the office level with its variety of spaces will be the top floor, of which, due to legislation, 40% is destined for leisure and cultural uses. The proposal thus contemplates recreational areas such as gyms, music or language schools, "exclusive" restaurants (in comparison to those contained in the ground floor food court), auditoriums, and cultural centres. The indoor spaces are surrounded by covered terraces and uncovered gardens, in the intention of creating attractive spaces compatible with the nature of the intended uses.

The design also accounts for superior performance in terms of sustainability, which can be translated into energy efficiency, water management and "hydrothermal comfort". Some of the means of ensuring these factors are obvious, such as the metallic brise-soleil which envelops the office blades when necessary, along with the reflecting water pools which will cool and humidify the dry Brasilian air passively through its natural evaporation. Less obvious elements include water sprinklers and ventilation turbines situated over the suspended gardens, thermal insulation systems, recyclable materials and complementary systems of renewable energy.
