A home that transcends its mere function as a shelter to become a high-performance shell, capable of maximizing energy efficiency and value over time. This principle finds its expression on the shores of Lake Garda. In Gardone Riviera, architect Gianfranco Cominelli's project is a calculated subtraction: the elimination of the superfluous to focus on the essential, producing architecture that combines functionally with the landscape.

The structure stands out for its geometric rigor and volume management, optimizing the relationship between solids and voids. Aesthetically, the building features a two-tone stoneware skin interrupted by quartzite, glass, and Corten aluminum inserts. This varied finish conceals a valuable retrofit: a ventilated facade insulated with polyurethane, one of the best insulating materials available.

The design priority of the project was energy efficiency and indoor comfort, understood as measurable parameters of the building's performance.  To achieve these results, the technical choice fell on the ventilated facade and, specifically, on the Isotec Parete system by Brianza Plastica.

Isotec Parete is a pre-assembled insulating panel that simultaneously provides continuous thermal insulation for the building envelope, creates a ventilation chamber, and acts as a substructure for cladding. This integrated approach reduces construction complexity and installation time, critical factors in any project.  

The system's versatility also proved essential, adapting to the choice of 120x60 cm stoneware slabs with a concealed fixing system, ensuring a continuous surface and an aesthetic of high formal sobriety. The high insulating power of Isotec Parete, combined with the advantages of natural ventilation, means that the building envelope offers effective protection in both summer and winter in terms of living comfort and health, while also keeping structures dry, functional, and protected over time.

Engineer Enzo Montini of Future Building Technologies managed the facade design with absolute rigor. This approach made it possible to install approximately 500 square meters in just three months, a true masterpiece of operational efficiency, achieved thanks to the synergy between Posando Srl and Facchetti Costruzioni Spa. The result is not just a building, but a measurable performance: Energy Class A4. This certification goes beyond a simple technical data point; it is the manifestation of an architectural project in which aesthetic value blends with economic and environmental sustainability.

The villa in Gardone Riviera is not merely luxury, but a model of a smart building.
